Future Tenant FAQ

  • What are the current requirements?

    • Must have a 550 or higher Credit Score.
    • House NET income must Be 3X more than the Monthly Rent.
    • Pass Criminal Background.  No Felonies.
    • Have No Eviction and/or  Housing Debt.
    • Pass 2 Years of Rental History Check (First-time renters are allowed).
    • Must be able to Verify Employment with at least 6 months on current job. If self-employed, please check with the leasing office for requirements, before applying.

  • Is there a credit score criteria?

    Yes.


    All Applicants must have a 550 or higher Credit Score.

  • Is there an application or administration fee?

    Yes 

    • $50.00 Non-Refundable Application Fee per Adult (Over 18 of age or older), That will be living in the household. 
    •  $100.00 Administration Fee, one-time paid.  (Only refundable, if applicants decide to cancel their application inside a 24hr time window of once submitted the application).

  • What is included in the rent price?

    Rent Prices Include:


    • Water
    • Sewer 
    • Trash
    • Pest Control
    • Parking (2 Cars allowed per unit)

  • Are pets allowed?

    Yes, pets are allowed.

    • 2 Pets maximum per home are allowed, either a combination of a Cat or a Dog.

    Fees per Pet:

    • $300.00 Pet Deposit Fee, one-time registration (Non-Refundable).
    • $25.00 Monthly Pet Fee.

    Dog Restrictions:

    • Small to middle size breeds only. 
    • No Dogs Over 20lbs (When fully grown).
    • Non-aggressive breeds.

    Check with the Leasing Office before applying, if you are unsure if your dog meets the Criteria.



  • Do you accept Section 8 or Housing Programs?

    Yes, we do accept Section 8, Jonesboro Housing, College Park Housing, and/or other Housing programs.


    Please check the availability of the designated Units with The Leasing Office, before applying.
